A RICS Level 2 Homebuyer Survey is a professional inspection of a property’s visible condition, carried out by a qualified RICS surveyor. It covers the structure, fabric, and key elements of the building, and uses a traffic-light rating system to flag the urgency of any issues found.

It is the most widely used survey for conventional homes in reasonable condition — giving you what you need to make a fully informed buying decision without the depth of a Level 3 structural investigation.

RICS Condition Ratings Explained

What the ratings in your report mean

1 Condition Rating 1 — No action required

No repair is currently needed. The element is performing as expected and no further investigation is required at this time.

2 Condition Rating 2 — Repairs or maintenance needed

Defects that need repairing or replacing, but are not considered to be either serious or urgent. The property should be maintained in the normal way.

3 Condition Rating 3 — Urgent attention required

Serious defects that need to be repaired, replaced, or further investigated as a matter of priority. These may significantly affect the property’s value.

A Level 2 survey is well suited to most conventional homes
