A specialist survey for landlords acquiring a rental property — combining RICS-standard condition assessment with HHSRS hazard awareness.
RICS Qualified · Independent · HHSRS Compliant
The problem
A standard homebuyer's survey tells you about the property's condition — but as a landlord, you have additional legal obligations under the Housing Health and Safety Rating System that a standard survey doesn't address. Getting this wrong can be costly.
Legal non-compliance: Category 1 HHSRS hazards give local authorities the power to serve improvement notices, prohibition orders, and impose significant fines
Unexpected repair costs: defects missed at purchase become landlord liabilities — eroding rental yield and capital value
Tenant safety risks: unidentified hazards put tenants at risk — and expose landlords to civil liability claims
The landlord's compliance picture
A surveyor on your side
Our Buy-to-Let Survey combines a RICS-standard structural inspection with our bespoke 21-category HHSRS hazard awareness review — giving you a single, comprehensive report that addresses condition and compliance in plain English.
As independent RICS-qualified surveyors with no ties to lenders or agents, our only obligation is to give you an accurate, impartial picture of the property before you commit your investment.
Know your legal position — understand which HHSRS hazard categories are present before you complete
Protect your investment — know the condition and compliance position before you exchange, so you can make an informed decision
Safeguard your tenants — identify and address hazards before your first tenants move in
Carried out to the same standard as a Level 3 Building Survey — the most thorough residential inspection available — covering all accessible structural and fabric elements.
Our streamlined hazard awareness review consolidates the standard 29 HHSRS categories into 21 — reducing duplication and delivering a clearer, more actionable compliance picture.
Our HHSRS Framework
We have consolidated the standard 29 HHSRS hazard categories into 21 — amalgamating overlapping areas to produce a clearer, more actionable assessment. Every category is assessed at every inspection.
The Housing Health and Safety Rating System (HHSRS) is the legal framework under which local authorities assess residential hazards. Category 1 hazards are the most serious and require landlords to take action — local authorities have a statutory duty to act where Category 1 hazards are identified. Category 2 hazards are less serious but still relevant to a landlord's duty of care. Our report clearly identifies the category of each hazard found and sets out the recommended course of action.
What's included
The Buy-to-Let Survey combines a thorough structural inspection with our 21-category HHSRS hazard awareness review — condition and compliance in one document.
Roof, walls, floors, ceilings, and all accessible elements inspected to RICS Level 3 standard — including roof void and subfloor where accessible.
All 21 hazard categories reviewed — Category 1 and Category 2 hazards clearly identified with recommended courses of action.
Comprehensive damp meter readings throughout — rising damp, penetrating damp, and condensation assessed separately. A particular concern for rental properties.
Heating, plumbing, drainage, and electrics visually inspected — with recommendations for specialist testing (EICR, gas safety) where concerns are identified.
Any areas requiring specialist investigation — asbestos, structural engineer, drainage survey — clearly identified with priority guidance.
